Why Work With Lindsay

A guide who treats your goals as her own

I grew up watching my immigrant parents work toward the dream of homeownership, so I understand what this moment means — and how overwhelming it can feel. My job is to translate the jargon, protect your interests, and make sure you feel confident at every step.

  • Honest advice on what a home is really worth — and when to walk away.
  • Custom listing alerts so you see the right homes first, often before they're widely seen.
  • Skilled, firm negotiation to win the home without overpaying.
  • Bilingual guidance in English and Spanish, start to finish.

Good to Know

Buyer questions, answered

How much do I need for a down payment?

In Canada, the minimum is 5% on the first $500,000 of a home's price, with more required above that. Under 20% down means mortgage default insurance applies. I'll connect you with a mortgage professional to run your exact numbers — every situation is different.

What does it cost to work with a buyer's agent?

In most resale transactions the seller's side pays the commission, so my guidance typically comes at no direct cost to you as a buyer. We'll always review the details together up front so there are no surprises.

What closing costs should I budget for?

Beyond your down payment, plan for land transfer tax, legal fees, a home inspection, title insurance, and adjustments. A useful rule of thumb is 1.5%–4% of the purchase price. Estimate your land transfer tax and mortgage payment with the free calculators.

How long does buying a home take?

It varies. Some buyers find the right home in a few weeks; others take a few months. Once your offer is accepted, closing is commonly 30–90 days out, depending on what you and the seller agree to.

General information only — not financial, legal, or tax advice. Figures and programs change; confirm current details with the appropriate professional.
